This renovation transformed a traditional rowhome into a chic, modern, and eco-friendly residence. The goal was to maximize livable space, introduce contemporary design elements, and integrate sustainable features while respecting the home’s historic footprint and its shared structural context.
Design Goals
Create an open, light-filled kitchen with bold design details and professional-grade functionality.
Enhance natural light and preserve character elements such as exposed brick.
Expand usable living space in the basement to accommodate an in-law suite and entertainment area.
Reimagine the backyard into a private urban retreat with practical amenities like pull-in parking.
Maintain structural integrity while working within the challenges of a tight rowhome site.
Construction Challenges
Rowhomes present unique challenges, and this project was no exception. The team had to:
Underpin the basement foundation to safely lower the floor and create full-height ceilings in the lower level.
Coordinate excavation and structural work while ensuring the stability of adjacent homes, which shared party walls.
Navigate limited access to the rear yard, requiring careful staging and logistics for material delivery and debris removal.
Solutions
Structural engineers and our field crew collaborated to complete the underpinning in stages, providing additional support as excavation progressed. This process allowed us to expand the basement without compromising the safety of neighboring properties.
Custom waterproofing and drainage systems were integrated to protect the new lower-level living spaces.
Interior design choices emphasized a blend of modern finishes and historic touches:
A massive quartz waterfall island with a deep farmhouse sink anchors the kitchen.
KitchenAid appliances provide reliable performance.
Exposed brick hallways balance modern finishes with original character.
Large windows bring in natural light, softening the density of rowhome living.
Finished Spaces
Kitchen: Sleek, functional, and the heart of the home — designed for gatherings and everyday ease.
Basement: Fully transformed into an in-law suite with a wet bar, versatile enough for recreation or private living.
Outdoor Living: A grand fenced backyard provides an urban oasis, with thoughtful integration of pull-in parking for convenience.
Outcome
The finished home is a showcase of design-forward renovation and technical expertise. By carefully underpinning the basement and working within the constraints of a connected rowhome, the team delivered a project that not only meets but exceeds modern lifestyle needs. The result is a property that balances structural precision, historic charm, and contemporary style; a project we’re proud to add to the BODE portfolio.
